REPORTING TO | Senior Property Manager (Lettings)

HOURS OF WORK | 9.00am to 5.30pm

HML Romford DIVISION | HML Lettings

QUALIFICATION LEVEL | Level 3 Award in Residential Lettings (or equivalent)

With over 30 years' experience the business specialises in the management of blocks of flats and offers other related services such as insurance broking, lettings management, surveying, company secretarial and the provision of concierge staff. We also administer the employment (payroll and HR support) for a further 150-200 staff employed directly by our clients. Headquartered in Romford the group operates from 18 locations across England. Role Profile

Assist Senior Property Manager to provide a full professional Lettings service for a portfolio of residential clients

Main Duties and Responsibilities

* Arrange the marketing, viewings and showing potential Tenants around properties.

* Select responsible, reliable Tenants with supervision of Senior Property Managers.

* Carry out relevant checks to confirm prospective Tenants have the 'Right to Rent' within the UK as set out by the Right to Rent/Immigration Act 2014 and to ensure further checks are applied as necessary. Failure to comply will result in heavy penalties.

* Uploading Reference Forms for potential Tenants/Guarantors onto the Homelet System. Tracking progress of the reports.

* Prepare 'move in pack' for all new Tenants including typing up Tenancy Documentation (AST's, Guarantor Forms, Inventories and Standing Orders) and issuing these to Tenants.

* Write/respond to Clients and Tenants as required or directed by Senior Management.

* Lodging new ingoing Tenant's deposits with the Deposit Protection Service.

* Advertise properties through all available channels - Social Media posts, Leaflets, Photography.

* Liaise with Insurance companies and Landlords on any insurance claims. Property Visits Document

* Ensure inspections are regularly undertaken and any points raised and actioned.

* Forward copies of Inspection Reports to Clients as required. Maintenance

* To receive telephone enquiries from Tenants re maintenance issues. To identify and analyse minor building defects and take appropriate action instructing approved contractors.

* To maintain annual Gas Safety, Smoke & Carbon Alarms, Energy Performance Certificates, Legionella testing, PAT testing, and 5-year Electrical Installation Condition reports to comply with current legislation. Instruct appropriate contractors of dates tests are due. Liaise with Tenants to advise them of this. Once tests undertaken provide a copy to the Tenants and Landlords as necessary.

* To obtain competitive quotations from contractors for works required.

* Able to professionally resolve conflict that may arise from time to time

* A working knowledge of the Microsoft Office packages

* Knowledge of the deposit's procedure

* Saturday working maybe required with a day off during the week
